For rental properties, I  service after every guest.  Cost per service is $60 flat rate.  There are no hidden costs for service whatsoever. $60 includes all chemicals, snow shoveling and, minor repairs. This flat rate applies to weekends, holidays, and back to back rentals.  Dump and scrubs, when necessary, are $160. Invoices are sent after every month. 

For non-rental properties, hot tub service is $55.   This includes all chemicals, snow shoveling and, minor repairs. Hot tubs are serviced twice per month. Invoices are sent monthly or quarterly by email. 

Every spa service Includes at least the following: chemical balancing,  water level adjustment, surface cleaning, filter cleaning (once a month  or as needed), electronics check, filter cycle adjustment. Chemical  balancing includes: pH adjustment, total alkalinity, sanitation level,  calcium level, enzymes, and algimycin. Spa service may also include  accessing pumps, heaters, and plumbing, check and repair to the exterior parts of the tub, and/or  clearing the tub and surrounding area of snow and debris. A Dump and  Scrub includes draining water, thoroughly cleaning surfaces, refilling,  and everything included with the spa service above.

If the tub water is cloudy or has an undesirable odor a "dump & scrub" may be in order.  This service includes fully flushing the system, completely draining the tub, thoroughly cleaning all visible and internal surfaces, thoroughly cleaning or replacing filters, and checking all systems.  
$200 per one time dump and scrub

Mold and other microbes can colonize hot tubs.  Mold and spores are particularly hard to kill and generally survive standard service.  White mold is usually due to a lack of sanitation for weeks or months.  Typically this mold hides in pipes and filters.  Once killed it will come out into the water.  Once this is done the water must be drained and refilled.  This is a 8 - 24 hour chemical treatment and flush that sanitizes the tub completely.
